TAMARAC HOA MEETING

Oct. 8, 2024

Meeting called to order by Lee K. All board members were present plus 9

association members

Meeting minutes from the July 9, 2024 were read and approved.

• Financial report submitted by Kristi M was approved and seconded.

Expenditures for the quarter included payment on the completed

pavilion on Arrowhead Trail, annual membership fees to the Three Rivers

Chamber of Commerce and mowing services.

Old Business

• Playground and Pavillion are now complete. All the painting of

playground equipment was done by volunteers—much appreciated.

• Establishment of zoom meeting was pushed out to the January meeting

as Karrie R was not available to attend this meeting.

• Developing some type of welcome communication for new residents.

This will welcome them to the association and direct them to the

TamaracTR.org website so they can review the bylaws. This ensures that

all new residents are aware of the bylaws and they will have access to

board members is they have questions or concerns. Linda W signed up

to develop.

New Business

• There are currently 11 active liens on properties within the HOA.

Roughly $22,000 of unpaid dues—this includes the compounded

interest and other charges. Many ideas on how to try and collect with

the best option agreed upon by those present was to have a 1 time grace

period to pay without penalty. These notices will go out in November

and responsible parties will have until January 1, 2025 to pay with no

penalty. This is a one time shot for those involved.• Non Tamarac residents access to the Facbook page was addressed with

the consensus that only Tamarac residents and the 2 surrounding

neighborhoods of North Meadow and Hidden Manor shall have access.

This will take time to remove those not living in these areas. A group

message was put on FB today asking those who are non residents to

remove themselves. Asking those in Tamarac to let our group

administrator know if they see a non resident so they can be removed.

• Street lights being out was addressed. If you see a street light out call

the following # to report. 1-800-311-4634. You will also need to give the

address closest to the outage.

• Trick or Treating will be on Halloween as always.

• Meeting dates for 2025 were set as follows—all dates are Tuesdays and

all meetings will be held at the Chamber of Commerce building at 1116

North Main

o January 14th

o April 15th

o July 8th

o October 14th

• Reminder to all golf cart owners that by state law you must be 16 AND

have a valid drivers license to operate a golf cart.

Bylaw Committee Updates

• There were only 15 responses when the committee asked for resident

input after the July meeting. That is less than 1% of current residents.

• The committee presented the latest drafts for review. These drafts were

also posted on the TamaracTR.org website on September 30, 2024 for

member review. The following are the discussions that were had during

this part of the meeting.

o Posting of signs—All realtor signs are allowed. Home owner posted

signs (political, congratulatory, etc) are allowed but should be

posted within 3 feet of the dwelling.

o Storage of vehicles was again discussed and there was an agreeing

to disagree on the RV storage. Some tweaking may be submitted

by the next meeting.• Target is vote on and approve the changes on theses amendment at the

January meeting.
